Driveway cleaning in Poinciana
Section 9.2.2 of the recorded criteria runs to two sentences. The first is about cleaning. The second is about repair. A wash answers one of them and cannot reach the other, and sorting which mark belongs to which is part of what an estimate on a Poinciana driveway is actually for.
The second sentence, and what a wash cannot reach
Read whole, the section makes lot owners responsible for maintaining driveways, walks, patios and paved surfaces by cleaning, pressure washing or otherwise removing stains, mould, mildew or other discolorations appearing on them — and then adds that owners are required to repair, restore and/or replace all cracks, holes, grading deviations and/or other defects in those same surfaces. Two duties, two trades. Full Court Exterior Services does exterior cleaning and nothing else, so the repair duty is not work we do or bid, and we are not going to let a wash look like it settled that. What is instructive is that the two lists do not divide where you would expect. NRMCA keeps marks deposited on a slab separate from discoloration that belongs to the placement itself — trowel burns, calcium chloride blotching, uneven cure — and says some of that may not respond to any treatment. It sits inside the first sentence's own word list and outside what cleaning can reach, and it is no sort of crack or hole either. Which sentence your board reads a given mark under is a conversation for you and them; we name what we see and stop there.
A slab with aluminium standing in it
Carports are permitted in exactly one village here and in no other — Village Nine, Broadmoor — permitted there rather than required, and section 18.2.1.1 names the structure as an aluminum fabricated carport roof including posts and fascia, and wood structures. None of that generalises to the rest of Poinciana. What it does is stand aluminium in the middle of a driveway, on a slab section 9.2.2 treats as a paved surface like any other, and that matters for a reason that has nothing to do with the covenant. An EPA-registered sodium hypochlorite label says to rinse quickly and thoroughly if the solution comes in contact with aluminum window frames or gutters, since metal corrosion may occur. The same label, on removing mold from exterior surfaces, says to keep the area wet for at least ten minutes, and the examples it gives are siding, tile roofs, brick, stucco and patio stone. Neither direction names a driveway or a carport post. A carport still puts the two side by side: a slab, and aluminium standing in it. A carport raises it, so tell us about a carport when you ask for the estimate; it is better heard before the day than discovered halfway through.
The covenant is identical lot to lot. The concrete is not
Section 9.2.2 binds every lot in the same words, which makes it easy to assume the work behind it is the same too. Put that beside a place where the Census puts the median year built at 2005 and about half the housing units in the 2000s, and the inference almost writes itself: same rule, same era, therefore same job — the neighbour's result predicts yours, and somebody could quote the street without leaving the truck. The duty is uniform. The wearing surface is not, and the reason is visible to nobody. NRMCA's position is that curing alone can leave two pours of identical age and mix very different at the top, and that poorly cured concrete is less resistant to surface wear. Curing finished before the first owner moved in. It cannot be read off a build year, a street, or a recorded restriction, because not one of those three records it. So the uniform document tells you what is owed and nothing at all about what it will take, and the only thing that answers the second question is the slab. If yours will not come back as far as the one next door, we would rather say so at the free estimate than afterwards.

- Section 9.2.2 also tells me to repair cracks and holes. Does washing cover that part?
- No, and better to be clear now. Washing works on the first sentence — what landed on the surface. Cracks, holes and grading deviations are the second sentence, and repairing or replacing concrete is a different trade from ours; we do not do it and it is in no quote we give you. At the estimate we will walk the slab with you and say which marks we expect to lift.
- My neighbour's driveway came out lighter than mine and the houses are the same age. Why?
- Because the two slabs were never the same starting point, whatever the build dates say — and section 9.2.2 does not care, because it is written about marks, not about slabs. It binds your lot and your neighbour's in identical words and says nothing about what either pour will give back. A driveway still carrying a mark that came out of the placement is not one that was cleaned badly. What we can tell you is which marks on yours we expect to lift and which ones we do not, and we say that at the estimate rather than afterwards.
- My carport slab sits under an aluminium roof. Does that change how you clean it?
- It is something to tell us before the day. Under a Broadmoor carport the slab and the aluminium posts share the same space. The roof and fascia overhead are a separate surface and a separate conversation; mention both when you ask for the estimate.
