A third of the county is on its own well

Lake County’s own water supply plan says nearly one in three homes here uses a private well as its only source of water. That single fact explains more about exterior surfaces in this county than anything else. Most Florida well water is high in iron, and UF/IFAS is direct about the consequence: irrigating with it produces orange streaks down the sides of buildings. Staining takes as little as three tenths of a part per million of iron or manganese. It is not algae, it does not respond to the chemistry that lifts algae, and the wrong acid on the wrong surface will etch what it was meant to clean. If your wall has a rust-coloured fan shape at sprinkler height, that is what it is, and the lasting fix is usually moving the head.

One home in six here is a mobile home

In Lake County roughly seventeen in every hundred housing units are mobile homes. That is a genuinely different exterior: painted metal or vinyl siding, aluminium awnings and carports, and skirting panels that sit close to the ground and collect everything. None of it takes the pressure a concrete block wall shrugs off. A wand held too close will dent a panel, drive water behind the skirting, or lift a seam that then has to be resealed. It calls for low pressure and the right solution, from a sensible distance, and the awnings usually need doing at the same time or the first rain streaks the wall that was just cleaned.

Hills, ridges and where the rinse water goes

Development in Lake County has followed US-27, US-441 and the I-4 corridor along sandhill uplands, and Clermont in particular has hills that are genuinely unusual for Florida. On a slope, rinse water does not sit and dilute — it runs, and it runs toward whatever is downhill: a neighbour’s drive, a bed of plants, a lake bank. It changes the order of work, which surfaces are wetted down first, and where a wall is started. The county also holds two areas under heightened state protection, the Green Swamp and the Wekiva River basin, which is a further reason to think about direction and timing rather than volume.
