Salt travels inland, and it does not stop at the beach houses

UF/IFAS advises that plants within eight miles of a salt-water coastline need some tolerance to aerosol salt spray, because airborne salt carries that far. That is a useful number for buildings too: it puts most of Daytona Beach, Ormond Beach, Port Orange, New Smyrna Beach and Edgewater inside the band where salt is landing on walls, screens, railings and window frames continuously. Salt film is not algae. It does not look green, it dulls a surface rather than staining it, and rinsing it off is a different job from killing growth.

The 1980s built this county, and the coast ages it faster

Almost a quarter of Volusia’s housing went up between 1980 and 1989 — the largest single decade — and the county median is 1986. Combine an exterior of that age with continuous salt exposure and the pattern to expect is fasteners bleeding rust down a wall, aluminium railings and screen frames chalking, and paint that has lost its film long before the substrate failed. Median build year varies a lot inside the county, though, from Daytona Beach in 1981 to newer stock further west, so the right method genuinely differs between two properties fifteen miles apart.

Greenhouse country west of the river

Away from the coast, Volusia’s agriculture is overwhelmingly nursery, greenhouse and floriculture rather than row crops or cattle — it is the dominant agricultural sector in the county by a wide margin. That produces a kind of exterior work that does not exist in the rest of our service area: greenhouse glazing and poly, shade structure frames, propagation benches, headhouse concrete and the packing-shed aprons around them. It is commercial work on a grower’s schedule, which usually means fitting around a shipping window rather than a working day, and it is worth quoting in person because no two operations are laid out the same way.

No. Green is organic growth and needs a solution that kills it. Salt is a deposit — it dulls rather than colours, and it comes off with the right rinse. Where a property has both, doing only one leaves it looking half-done.
