Exterior cleaning across Polk County
Polk County sits between Tampa and Orlando, and it is wide enough that the work changes as you cross it. What we clean, and how we clean it, depends on which part of the county you are in.
I-4 across the top, and everything else
I-4 crosses the northern side of the county, and the buildings along it are warehousing and distribution rather than houses. That is a different surface problem from a residential street: wide concrete aprons, painted dock edges, and metal or low-slope roofs instead of shingle. It is also a different access problem, because a working yard cannot be closed off for the convenience of whoever is washing it. South and east of that strip the county is towns and neighborhoods, and the work goes back to roofs, walls, driveways and walkways. The two are not the same job, and a commercial estimate that is really a residential estimate with a bigger number on it is no use to anybody.
A lake county, and what shade does to a wall
Polk is a lake county — the Winter Haven chain is the best known of them — and water plus shade is what algae wants. The practical result is that the north-facing side of a house, the wall under a wide eave, and the slab that never gets full sun are always the parts that go green first, and they go green again first. It is not dirt and it does not come off by being hit harder. High pressure on a wall drives water behind the finish; on a roof it takes the granules off the shingle, which is the shingle's sun protection. What works is a cleaning solution given time to kill the growth, and a low-pressure rinse. That is slower to watch.
The US-27 side, and houses that are somebody's business
US-27 runs north to south through the eastern part of the county, and the Davenport and Haines City area along it has grown fast with newer subdivisions, a lot of them rented out short-term because of the Disney-area commute. A house that earns money has a different clock on it: the outside has to photograph well, and the visit has to fit around bookings. All of our work on those properties happens outside — the roof, the walls, the driveway, the pool deck, the screen enclosure. We work alongside the owner's own interior turnover cleaner, never instead of one, and it is worth saying plainly because the two get confused when a listing goes quiet.

- No. The shingle makers' association forbids pressure on asphalt shingle: in its method a cleaning solution does the work and the rinse is low pressure. Pressure washing a shingle roof strips the granules that protect it from the sun, and that damage does not grow back. Driveways and concrete are a different surface and do take pressure.
