Exterior cleaning across Orange County

Orange County is the densest part of our service area and the least like a county of detached houses. Barely half its homes are single-family detached, which changes who is usually asking for the work.

Almost half the county has a shared wall

Only about 54 in every 100 housing units here are single-family detached. The rest are townhomes, condominiums and apartments — which means a large share of the exterior work in Orange County is not a homeowner ringing about their driveway, it is a manager or an association responsible for breezeways, stair towers, shared walkways and building faces that hundreds of people walk past daily. That work has different constraints: residents are home and cars cannot always be moved. It is commercial work, and the plan is worth agreeing up front rather than surprising anybody mid-visit.

Reclaimed irrigation, and the county that does not have the orange-stain problem

This is the one place in our service area where the usual irrigation story runs the other way. Most Florida well water is high in iron, and iron is what leaves the rust-orange streaks down a wall where a sprinkler throws — but Orange County states that its reclaimed irrigation water is nonstaining, and it requires sprinkler systems to be adjusted so they do not overspray onto paved surfaces. So on a property on county reclaimed water, an orange stain may mean something else: a rusting fixture, a fastener, a downspout, or an older well still feeding part of the system. Worth identifying before anybody starts buying rust remover for a problem that is not rust from irrigation.

Protected water, and why the chemistry matters more here

The Butler Chain of Lakes in the southwest of the county was the first lake system in Florida designated Outstanding Florida Waters, and Lake Apopka in the northwest is the state’s fourth-largest lake. Working near water like that is not a reason to refuse the job, it is a reason to be deliberate about where rinse water goes: dilution, direction and timing, and keeping solution off a slope that runs straight to a bank. Any competent exterior cleaner does this everywhere. It simply matters more when the storm drain at the end of the street has a name and a designation attached to it.
