Seminole is the county where a very large part of the housing hit the same age at the same time. The median home was built in 1988, and the single biggest group of houses went up in the 1980s.
A county of 1980s houses, all ageing together
One in four homes in Seminole County was built between 1980 and 1989, and the 1970s cohort is the next largest. That matters because exterior finishes have a service life, and a whole neighbourhood built in one stretch reaches the end of it in one stretch too. Original stucco is at the age where hairline cracking is normal and pressure finds it. None of that means a surface cannot be cleaned — it means the pressure that is safe on a house built in 2010 is not automatically safe here, and it is worth someone looking before deciding.
The east of the county is legally rural, and looks it
Seminole’s comprehensive plan protects an East Rural Area with a boundary formally adopted into county policy, and the difference on the ground is obvious the moment you cross it. West of the line the work is subdivisions, office parks and shopping centre walkways; east of it, around Geneva and Chuluota, it is larger lots, barns, metal outbuildings, long private drives and properties on their own wells. Those are two different quotes and two different days. It also affects access more than people expect: a gate code, a cattle grid and a quarter-mile drive change how the day is planned, so tell us about it up front.
Sanford’s historic districts, and what old means for a wall
Sanford has four local historic districts — Downtown Commercial, Sanford Residential, Sanford Avenue and Georgetown Residential — and three of them are on the National Register. That is the oldest concentrated building stock anywhere in the county, in a county where only about one home in eighty predates 1940. Old brick, old mortar and painted wood are all surfaces where pressure does damage that cannot be undone: mortar washes out of joints, and a century-old painted surface strips in patches rather than cleaning evenly. On those buildings pressure is the wrong tool, and if a surface is too fragile to be improved we say so at the estimate.
